What is a Roof Coating?

latex-intl-reroof When you’re in the market to repair a leaky roof, or you’re in the process of a do-it-yourself roof renovation, it’s important to understand the benefits of roof coatings. Typically, roof coatings are a monolithic, fully-adhered fluid applied to the roof top. The roof coating helps to seal the building envelope, and they’re also useful to keep the elements outside of the building. Understanding the types of roof coatings and the benefits of roof coatings should help you select the best fit for your needs.

What is Elastomeric Roof Coating?

Elastomeric coatings are ideal coatings for roofing. They encompass elastic properties making them ideal in the summer time when the heat from the sun stretches them out and maintain their original shape throughout the winter. These coatings are traditionally rolled on thicker than paint, and when applied correctly, extend the life and function of your roof tremendously.

What Types of Elastomeric Coatings are There?

There are four types of elastomeric coatings. Acrylic-based elastomeric coating is one of the most popular types. While this is the most environmentally friendly choice for elastomeric coatings, it’s also easy to apply, clean up, and lasts a long time.

If you’re looking to coat a flat roof, you’d typically want to use a butyl-based elastomeric coating. This type of coating adheres more securely to single-ply roofing such as PVC and TPO and asphalt-type roofs. In the Northeast, where many homes require a vapor barrier to secure them from the elements of snow in the winter, this is an ideal choice for roof coating.

If you’re coating an apartment building or a commercial-use building, you could potentially encounter an EPDM type roof. This roof is typically referred to as a “rubber roof,” as they look like they’re made of tire inner tubes. Laid in large sheets ranging from 10 to 50 feet wide and spanning up to 200 feet long, the seams are typically larger than most roofing appliques. With this being said, a polyurethane-based elastomeric coating is ideal for this type of roofing.

Silicone-based elastomeric coatings typically have unsurpassed integrity at standing up to the elements. This is typically sprayed onto polyurethane foam and can be utilized to re-coat existing silicone coated roofs to extend the life of the roof.

Advantages of a Roof Coating

There is an array of benefits of using a roof coating to seal a roof membrane. Many elastomeric coatings reflect heat and light, allowing you to save hundreds of dollars in electric and cooling equipment costs. Roof coatings are also seamless, since they’re applied in liquid form and dry/harden to one solid coating, allowing them to stop or repair potential roof leaks. Roof coatings can add up to 25 years to the useful life of a roof – and if you do it yourself, this can cost just a couple of hundred dollars!
